The conversion and extension of an aged barn into a private swimming pool and bar pavilion, set within open Lanarkshire countryside.
Nether Failford is the careful conversion of the Netherfield Coach House, a building historically used by coachmen, into a luxury private residence. The brief asked us to retain the character and presence of the original outbuilding while quietly reworking it into a refined family home.
The works were extensive. Substantial stone repairs and a full programme of roof works were undertaken, with original natural slate carefully salvaged and reset alongside new where required. Inherited masonry, openings and details were protected throughout, so that the building’s history continues to read clearly across the finished home.
Inside, the property was upgraded to a contemporary luxury standard. A biomass heating system was installed alongside a significantly improved thermal envelope, lifting comfort and energy performance well beyond the original building, while the interior finishes were detailed to keep the salvaged materials and original fabric firmly in the foreground.

In-house team with specialist partners
Completed in the summer of 2020, this project to convert and extend an aged barn into a swimming pool and bar area for a private client was one of the most significant transformations we have delivered.
Our client engaged a full design team to develop and realise their vision for the property, taking disused space, then extending and transforming it into a private pool house complete with a refined bar area, all while maximising the open outlook across the Lanarkshire countryside.
Our in-house team managed and delivered every aspect of the project, working alongside selected specialist partners to bring the build to a successful finish for a delighted client.
